If you discover any defects within a week after moving in, please contact us on sprava@flet.cz, to agree on the procedure for resolving the situation. Small repairs will be looked after by our technician. If the defects are of cosmetic nature, these will be updated in the handover protocol.
As part of the regular maintenance of the apartment and minor repairs according to the sublease agreement, you are responsible for securing these minor repairs up to a cost of CZK 5000 yourself. You have the option to select a technician based on their pricing and availability. Our first suggestion is to contact the Direct insurance company, as they may be able to offer a technician at their own expense within your liability insurance.
According to the sublease agreement, inspections are typically conducted every six months. You will always receive advance notice of the inspection date at least three days prior.
Inspections are exclusively performed by our employees who have the keys to the apartment. The pre-arranged inspection date is binding and therefore, the inspection can be conducted also in your absence.
According to the sublease agreement, the tenant is responsible for paying for the regular inspections and checks of equipment (boilers, flues, etc.).
If your gas equipment requires revision and is part of the apartment, we will make sure to arrange for a technician to secure this revision. Additionally, we will handle scheduling the revisions and monitor their deadlines. We will inform you about planned revisions in a timely manner. You will then coordinate the specific date directly with the technician, who will reach out to you for this purpose.

Your insurance includes prepaid assistance services, so the insurance company will arrange for their technician to assist you. Please take measures to prevent further damage. Assistance services encompass locksmith aid, emergency support, temporary accommodation, repair of appliances that are not covered by warranty, repairs of heating source malfunctions, repairs of garden tools and machinery, elimination of rodents, disinsectization, and sanitization.

The rent amount is determined by the market based on the price maps in the given location, this ensures fair conditions for both tenants and landlords.
The sublease agreement must be signed at the latest 8 weeks prior to its commencement.
All our sublease contracts have a term of one year and may be extended for an additional year. No exceptions are made to ensure equal conditions for all our tenants.
The security deposit must be at least 1.5 times the rent, which includes monthly utility deposit payments and insurance. If the rent increases or there is a change in utility deposit payments, it may be necessary to adjust the security deposit to meet this requirement. Additionally, the security deposit may be increased due to a rise in the property's value or the growing cost of tradesmen’s services.
The sublease agreement cannot be modified in any way in order to maintain fair and consistent terms for all our subtenants.

The termination notice period begins to run on the first day of the month following the delivery of the notice and lasts for 3 months. Please note that during the first year of renting, the sublease termination cannot be submitted within the first 6 months of renting.
Yes, it is possible through the process of early reoccupation, if the subtenant expresses an interest in it. This process is subject to individual assessment and approval by the company.

We will prepare the “Agreement on termination of the sublease with an option for early termination” document for you. Once signed, our colleagues from the Technical property preparation team will reach out to arrange a preliminary inspection of the apartment. While the apartment is being offered to new prospective subtenants, it will be necessary for you to facilitate viewings.
Once the move-in date of the new subtenant is confirmed, you will be required to vacate the apartment within 10 days of the company’s notification, but no later than 5 days before the new subtenant’s start date.
After the new subtenant moves in, signs the sublease agreement, and pays the initial costs, you will receive an email with the official termination date of your sublease. This date will always be the day before the new subtenant’s start date, and you are required to pay rent, including utilities deposits and insurance, up until this date.
If the new subtenant moves in the middle of the month for which you have already paid rent, proportional costs will be refunded to you as part of the final billing (in accordance with the reoccupancy date). Throughout the entire sublease period, including the notice period, you are obligated to fulfill the contractual commitments.
Based on the tenant's request for an accommodation confirmation, we will request the original lease agreement (the agreement between the apartment owner and our company) from the owner. It is necessary to request a physically signed document, as all agreements are normally signed electronically, which unfortunately is not sufficient for the Government authorities. They require a physical original, or a verified copy. In the next step, we will fill out the accommodation confirmation document. This document, along with the lease agreement, the sublease agreement (between our company and the tenant) and the tenant's power of attorney, will be sent directly to the Ministry of the Interior of the Czech Republic through a secure electronic mailbox. After sending the documents, we will receive a confirmation of dispatch, this is then forwarded to the tenant, they can use this confirmation of dispatch directly at the Ministry of the Interior of the Czech Republic if necessary.
Rent, including advance utility deposit payments and additional services (insurance), must be paid in advance via bank transfer by the 20th calendar day of the month for the following month.

During the pre-handover inspection, the apartment does not need to be prepared according to the apartment handover checklist. The purpose of the inspection carried out by our specialist is precisely to reveal possible deficiencies. This gives you enough time to return the apartment to its original state, so everything will be generally in order during a handover.

Yes, if the Internet service is set up by you personally, you need to cancel the registration or ask the provider to transfer the service to your new address. However, if the Internet is part of the sublease and was paid together with other utility costs (meaning it is the apartment owner's Internet), it must not be cancelled.
It is essential that you are present at the handover of the apartment in order to sign the handover protocol.
If we agree on the date and price of the repairs, you are free to leave the apartment at any time within the notice period. However, it is necessary to attend the final handover of the apartment (for the reasons stated in the point above).
You can change the pre-inspection reservation; the latest date for the pre-inspection is 8 weeks before the end of your sublease agreement. The date for the final handover can be changed no later than 14 days before the end of your sublease agreement. Both can be easily managed through the reservation link sent to you.

Yes, from January 1, 2022, it is possible to apply for housing allowance at the relevant authority even with a sublease agreement. This service is subject to a fee according to the property management price list.
If the internet is set up by the owner at the sublet address, you will pay it together with the rent, monthly advance payments and insurance. In this case, this service cannot be cancelled. If the internet is not set up at the address of your sublet apartment, you can make an account yourself with any locally available provider. Internet availability can be checked by entering your address of your sublet apartment into the web browser.
Due to the protection of personal data within the European Union GDPR directive, it is not possible to provide any contact details of the owner. Therefore, please communicate all your requirements directly to us as the landlord.
If the apartment is equipped with furniture that does not suit you, you can ensure its storage at your own expense. It is however important, that all furniture is returned to the apartment on the day of the apartment handover when the sublease ends. Our company does not provide this service.

It's very rare, but it can happen. The owner has the right to terminate the lease agreement that he has with our company. As a result, the sublease agreement that we signed with you will automatically expire. The legal notice period in such a cases is 2 months.
No, the commission is a one-time fee and is paid only before moving into the apartment.
The billing period corresponds to the validity of your sublease agreement. We process the settlement based on your actual consumption once we have all the necessary documents for your billing (supplier invoices, homeowners’ association (SVJ) settlements for the year you are living or have lived in the apartment). You pay electricity and gas fees every month in the form of advance payments (together with other service fees and rent). All of it must be sent no later than 20th calendar day of the previous month. Energies are always registered to the owner of the apartment and are not transferred to the subtenant.
The prices contracted by the owners correspond to regular supplier price lists. We cannot be responsible for changing the established contracts.
The amount of advance payments depends on the breakdown established by the facility manager of the apartment building (the content of this breakdown depends on what services the given property offers). However, you are informed about the amount of advances before signing the sublease agreement. During the duration of the sublease agreement these advances may be operatively adjusted - the change may possibly occur on the basis of a new payment regulation from suppliers or on the basis of a new schedule of payments (received from the facility manager). In any case, you are always informed of any change in advance.
The security deposit will be refunded once we process its final billing (usually in the month following the end of the sublease agreement). Deductions from the deposit may include costs of repairs, painting, or cleaning if the apartment was not properly handed over. We may also retain part of the security deposit for rebilling, the amount of which will be calculated based on receipts and invoices covering the period during which you occupied the apartment (all billable items can be rebilled – electricity, gas, water, heating, etc.).
We proceed from the fact that all the data and sources regarding your energy consumption are available only at the turn of April and May of the following year. Based on this fact and in accordance with Article 6, Section 6.5 of the sublease agreement we keep potential overpayment or part of the security deposit as a deposit for subsequent re-invoicing next year. This final re-billing is made on the basis of documents that actually relate to the period when you rented the property from us. It should be finished at the turn of the spring and summer of the following year (that is, according to the law, in the time when the committee of owners administration billing for the previous year must be officially ready). If the result of this re-invoicing is an underpayment, it is paid from the deposit, which we kept from your security deposit especially for these purposes. Any overpayment will be returned to your account together with withheld deposit.
Example: You are renting the apartment for the period of 05/2023–04/2024. After vacating the apartment, we will prepare the billing in 05/2024 based on the documents for the year 2023 and retain the deposit for rebilling, which will take place approximately in May 2025 (all billable items can be rebilled – electricity, gas, water, heating, other, etc.).
If you need to establish a permanent residence, it is usually possible. Non-residential spaces, studios or accommodation units are an exception though - according to the law, these spaces are not intended for permanent living. In case that we will issue the sublease agreement addendum granting you the permission, you can begin processing at the authorities - you will need to submit the addendum and the sublease agreement to the officials who will record this change. After receiving an updated identity card with a new address, it is necessary to provide the copy of this document to our company immediately. This service is subject to a fee according to the property management price list.
Yes, permanent residence must be canceled immediately upon termination of the sublease. The company reserves the right to withhold a part of the refundable deposit in the amount of CZK 5 000 until the subtenant provides confirmation of de-registration of permanent residence from the sublease address.
This change must be reported immediately to the email sprava@flet.cz. Based on this information, we will prepare an addendum to the sublease agreement in which this change will be recorded. At the same time, the refundable deposit will be increased by the amount of CZK 10 000, in case the apartment's equipment is damaged by the pet.
